STA 0+120Why asphalt is priced two different ways

Hot-mix asphalt is manufactured, hauled and paid for by the tonne. A driveway, a lot or a lane-km of highway is described by area. The two meet through compacted density and lift thickness: a given area at a given thickness needs a known tonnage, and the asphalt tonnage calculator does that conversion using a standard compacted density so a tonne price can be turned into a price per square metre for a specific job.

"Cost per square foot" is a unit conversion, not a different price: one square metre is about 10.76 square feet, so a price quoted per square metre will look smaller per unit than the same job priced per square foot. Confirm which unit any two quotes use before comparing them.

Alberta Transportation and Economic Corridors publishes provincial averages of the three lowest bids across contracts tendered May 1, 2025 to June 24, 2026:

The EPS mixes (types H1, H2, M1, L1, S1, S3) are Alberta's standard highway asphalt designations, ordered roughly from higher to lower traffic specification. Superpave ($141.91 per t¹) is the most demanding mix design and costs the most per tonne. Regionally, the mid-grade M1 mix varies with haul distance to the nearest asphalt plant:

One caveat carried over from the source workbook: three related item codes (F978, F980, F982) price asphalt concrete pavement at $351 to $476 per tonne, well above every figure in the table above. Those are small bridge-deck quantities, not road paving, and are excluded here for that reason — do not use them as a general paving benchmark. The workbook also notes that its ACP prices assume roughly a 51 km average haul to the plant; a project further from a plant should expect a higher delivered price than the province-wide average.

STA 0+360Milling, overlays and lower-cost surface treatments

A full new asphalt lift is not the only way to renew a pavement. Alberta's tenders separate several lighter treatments, each with its own price per square metre:

Cold milling removes the top of an existing pavement before an overlay so the new lift sits at the right elevation ($3.09 per m²¹ for the standard item; a second code, Q565, prices the same operation at $4.52 per m²¹ — the workbook notes several item codes share a description, so always check the code, not just the name). Cold in-place recycling, which pulverizes and reuses the existing pavement structure, priced at $17.21 per square metre on the single 2026 contract that used it — treat that as indicative only, since it reflects one contract rather than an average.

Chip seal, graded aggregate seal coat and micro-surfacing cost a fraction of a full asphalt lift per square metre and are common on lower-traffic rural roads and as an interim treatment between full rehabilitations. They are a different product, not a discount version of asphalt paving, and are not usually appropriate for a driveway or a commercial lot with turning traffic.

STA 0+480What changes the number on a driveway or parking lot

A residential driveway or a commercial lot is not a scaled-down highway contract, and it prices differently for reasons the tender averages above do not capture:

• Mobilization and minimum lots. A paver, roller train and crew cost close to the same to bring to a 40 m² driveway as a 4,000 m² lot; most paving contractors set a minimum job size or a mobilization charge below it.
• Haul distance to the plant. Asphalt cools in transit, so a site far from the nearest hot-mix plant pays more, or may be outside a contractor's practical service radius entirely, especially outside major centres.
• Base condition. A driveway or lot needs a granular base under the asphalt just like a road does — see the gravel cost guide — and a soft or undersized existing base is the most common reason a "repaved" surface fails again quickly.
• Edge work and curb. Saw-cutting a clean tie-in, forming curb and matching existing grades at drains and garage aprons all add labour that a flat area-times-rate number does not include.
• Binder price volatility. Asphalt cement (the oil-derived binder in the mix) is priced separately from the finished product and can move sharply. Manitoba's published PG58-28 binder index, the only such series found in Canada, moved from $926.65 per tonne in February 2026 to $1,230.70 per tonne in June 2026 — up about 33% in four months². That is a Manitoba material index, not a national or Alberta figure, but it illustrates why a paving quote given today can expire before your project starts.
• Season. Hot-mix plants generally run only in the warmer months; a driveway quoted in October may not be paveable until the following spring.

STA 0+600Driveway and parking-lot paving: what actually drives the quote

None of the published averages above are driveway or parking-lot prices — they are highway bid averages and municipal restoration rates. For a driveway, a parking lot or a lot repair, the number a contractor gives you depends on area, base condition, lift thickness and access, not a single published rate. Asphalt against concrete or interlocking pavers is a genuine trade-off in upfront cost, maintenance and lifespan, but no official Canadian source publishes a comparative price for that decision, so treat any specific comparison figure you see elsewhere as a private estimate, not a government number.

A parking lot repair usually means one of: full-depth patching over a failed base, a mill-and-overlay where the surface has aged but the base is sound, or a seal coat and crack fill as routine maintenance. Which one applies changes the price by an order of magnitude, which is why a contractor needs to see the actual pavement before quoting a repair.

To get a comparable price rather than a guess:

• The area to be paved, and whether it is new construction or an overlay/repair of an existing surface.
• What is under the existing surface, or what base is planned for new work.
• Intended use: passenger vehicles only, or heavier trucks and turning traffic, which changes the required lift thickness.
• Access for a paver and roller train, and any grade or drainage constraints.
• Timing relative to the paving season in your region.
